PROPERTY LAWYERS NEWCASTLE & CONVEYANCING SOLICITORS NEWCASTLE

Property conveyancing is a generally misunderstood area of law. The perception is that it is simply an administrative process and that it is a good idea to instruct the cheapest lawyers to do the job.

Unfortunately, as with many things in life, cheap can end up costing dear. In reality there are 3 aspects to conveyancing, all of which are important :-

  • EFFICIENCY -That the conveyancers are organised and proactive – it is little known that most conveyancing transactions involve around 20 separate processes before exchange of contracts and a lot of correspondence and phonecalls
  • COMMERCIALITY – That the conveyancers are experienced in dealing with lenders – lenders are an important part of the process and the experience and attitude of the conveyance, in dealing with the buyer’s lenders, is important
  • LEGAL KNOWLEDGE & EXPERIENCE - That the conveyancers know the law and check the property tile, any lease, searches and paperwork thoroughly. This is taken for granted, understandably, by a client, but may not happen in reality with a cut price service, or may be done by unqualified or inexperienced staff – do you really want to take that risk ?
